Our editorial mission

Rental Property Lab exists to give landlords and rental property investors practical, transparent education they can act on. We publish the financial systems, spreadsheets, and maintenance plans that keep small rental portfolios profitable and boring. We do not publish hype, get-rich-quick claims, or content designed to funnel readers into a paid coaching program.

Content creation process

Every article, guide, and calculator follows a consistent process so the work is repeatable and verifiable.

  • Topic selection: We start from the operating question an owner actually faces, not from a keyword list or a sponsor request.
  • Drafting: The editorial team writes the first draft from published primary sources, manufacturer documentation, and public regulatory guidance.
  • Review: A second editor reviews the draft for accuracy, clarity, and consistency with our assumptions and disclaimers.
  • Publication: Content is dated, attributed to the Rental Property Lab Editorial Team, and tagged with the category and related resources.

Research methodology

Our research is grounded in real operating practice rather than aggregated marketing claims. Financial guides are built around the IRS Schedule E expense lines and the standard operating assumptions: vacancy, management, maintenance, and capital reserves are present by default. Cost and lifespan ranges reflect typical single-family and small multifamily properties in average condition, drawn from published manufacturer specifications and publicly available cost data.

Fact-checking procedures

Before publication, every article is checked for internal consistency, correct formulas in calculators, and accurate references to tax and regulatory frameworks. Tax references are reviewed against current IRS Schedule E line items. Where a rule varies by jurisdiction, such as security deposit deadlines or rent increase notice periods, we say so explicitly and direct readers to local professionals rather than stating a single national rule. Where we cite a specific figure, framework, or regulatory reference, we name the source in context. Primary sources include the IRS Schedule E form and instructions, manufacturer component lifespan specifications, and public regulatory guidance. We avoid relying on secondary marketing content, and we never present a vendor's promotional figure as an independent benchmark.

Accuracy commitment

We commit to publishing content that is accurate at the time it is written and to correcting it promptly when we learn it is wrong. Calculator logic is reviewed for correct formulas, and template column structures are checked against the Schedule E lines they are meant to match. When local rules, tax law, or market conditions change in a way that materially affects a guide, we update the page and revise the last-updated date.

Correction policy

When we discover an error, or when a reader reports one we can verify, we correct the content, note the change where appropriate, and update the last-updated date. Substantive corrections to a published article are made in place so the page always reflects our best current understanding.
